One of the most interesting condominium developments in Brooklyn draws inspiration from a distant land.
“A lot of condo buyers — we call them the ‘DUMBO enthusiasts’ — live right in the neighborhood,” Halstead Property Development Marketing agent Debbie Zolan told Eye on Real Estate recently.
Work on the conversion of a former manufacturing building not far from the DUMBO waterfront is humming along quite nicely. Yesterday, YIMBY got a hardhat tour of the work underway at 51 Jay Street.
HPDM is thrilled to be the exclusive marketing and sales firm for several great projects launching this Spring, including The Haswell, The Hendrik, 251 First Street, 610 Warren Street, 318 West 47th Street, and Aurum.

“The steady rise in Long Island City condo pricing can be attributed to the rapid residential population growth,ˮ said Robin Schneiderman, the senior vice president managing director of HPDM.
As the demand and pricing of available land continues to grow, developers are becoming more creative, building their new development projects on top of existing buildings.
Literally buildings on top of buildings.
The New York Post delves deeper into this new phenomenon, featuring HPDM projects 21W20, which was partially built atop an existing garage, and The Sorting House, described as the transformation of a functioning Post Office.

“This is a healthy sign for the market as sellers need to come back down to reality,” said Robin Schneiderman, director of business development at Halstead Property Development Marketing
The trend is also going strong in Brooklyn: a former tin-and-sheet-iron factory at 51 Jay St. in DUMBO now promises lofts with loads of natural sunlight and historic details.
